Project Summary

The project at Kaiser Livermore involved extensive demolition of equipment inside a former warehouse distribution center that is being converted to a mail-order pharmacy. The initial phase of the project involved demolition of high-bay storage racks, overhead conveyor belts, rolling doors, dock levelers, card-board bailer equipment, natural gas lines, mechanical ductwork, conduit, and compressed air lines. The scope also included removal of lead-containing paint and cleaning of an acid-waste neutralization tank inside a permit-required confined space, performed by our Environmental division. The second phase of work will involve demo of exterior insulated metal wall panels for new door and storefront openings.

Phase 1 of the project was completed over the course of 8-weeks with an average of 20 workers on-site, between the demolition and environmental divisions. The demo was very challenging and had several risks including overhead work, heavy equipment, hazardous materials remediation, and working around live utilities. The crew performed exceptionally well, completing the initial phase with no incidents and moving a significant amount of material each day. The jobsite was kept very clean and organized on a daily basis and the client was very pleased with our performance. This job serves as a great example of our companies’ ability to perform a wide range of demolition, environmental, and industrial tasks – on-schedule and most importantly, with safety at the forefront.

730 McDonnell Road- SFO Cargo Building Abatement

Project Summary

Bayview Services recently completed hazardous materials abatement work at the San Francisco International Airport (SFO), preparing two buildings—Building 730 and Building 750—for demolition. The project was awarded to Bayview through a competitive bid process under General Contractor SKANSKA.

Building 730 consisted of a single-story warehouse with an interior office area. The scope of work included abatement of various asbestos-containing materials, including wall surfacing material found on all interior perimeter concrete walls and columns. Bayview safely contained these areas and removed the material using the “Dustless Blaster” system. Additional abatement included drywall, flooring, and thermal system insulation (TSI) in the office area. The roofing tar at the building’s perimeter contained asbestos and was removed accordingly. PCB caulk was identified and removed along the loading dock, along with a few inches of concrete substrate. Loose and flaking lead-based paint was stabilized prior to demolition.

Building 750, located on the tarmac and formerly used for vehicle and equipment maintenance, is scheduled for completion later this year or early next year. The scope includes limited asbestos-containing roofing, TSI, and stabilization of loose lead paint.

Bayview also received a change order for the abatement of lead dust in the canopy over the loading dock of Building 710, adjacent to Building 730. Working with subcontractor Brandsafway, a scaffold was installed parallel to the loading dock, enclosed with shrink-wrap containment. Bayview removed the metal panels beneath the canopy and completed a full wash-down of the structure above to eliminate the lead hazard.

Superintendent Jesus Delgado and Foreman Rafa Gama led the project team, delivering excellent results and completing the Building 730 scope safely and efficiently within just four weeks.

Museum of Riverside

Project Summary

Bayview Services recently completed a specialized project at the historic Museum of Riverside, a landmark building undergoing significant upgrades and preservation efforts. Our scope of work included the abatement of approximately 5,000 square feet of flooring and mastic, as well as the careful separation and removal of a non-historical addition to the original structure.

In addition, our team performed selective demolition in the basement to accommodate a seismic retrofit, ensuring the building meets modern structural and safety standards while maintaining its historical integrity. The project also involved the complete demolition and removal of the existing elevator system to make way for a new, updated installation.

Given the museum’s historic designation, all work was performed with strict attention to detail, environmental compliance, and preservation requirements. The Bayview team worked closely with project stakeholders to ensure that each phase was executed safely, efficiently, and in full alignment with the restoration goals of this important cultural institution.

Valley Generating Station

Project Summary

Bayview crews recently completed the abatement project at the Valley Generating Station Units 1–4 in partnership with Silverado and the Los Angeles Department of Water and Power (LADWP). The project scope included comprehensive abatement of the boiler structures, fan bays, and turbine areas, requiring the removal of insulation, transite, and braided wire throughout the facility.

Due to the complex nature of the site and the height of many work areas, Bayview worked closely with the scaffolding contractor to design and implement extensive access platforms, barricades, and containments. This collaboration allowed crews to safely and efficiently reach confined and elevated spaces while maintaining strict compliance with all safety and environmental regulations.

As the structures were opened, unforeseen asbestos-containing materials were identified, nearly doubling the contract value. Despite these unexpected conditions, Bayview effectively adjusted manpower and resources to keep the project on schedule and within the revised budget.

The work was performed with zero safety incidents and met all regulatory and client requirements. The project demonstrated Bayview’s ability to manage complex abatement scopes in highly industrial settings while maintaining safety, efficiency, and quality. Both Silverado and LADWP expressed strong appreciation for the professionalism, communication, and performance of the Bayview team throughout the duration of the project.
