170 Park Critical Project

The project at 170 Park Avenue was the first part of a very large re-development project in Downtown San Jose that will impact multiple buildings on an entire city block. Bayview was introduced to the City View project in early 2020 by Level 10 Construction and FERMA. Bayview was asked to provide budgets for abatement of several buildings as part of the City View project. Bayview’s Estimating Team met with Level 10 and walked most of the buildings, with the abatement drawings in hand, in order to provide the most accurate budget pricing. From there, Estimating put together budget proposals and provided schedule input for each of the buildings, with the goal of getting the abatement done as quickly as possible.

170 Park Ave. was the first building to be abated and demolished as part of the project. As the project moved from the budget phase to construction, Bayview was prepared to start the job in August of 2020 but unfortunately due to matters out of our control, the project was put on hold for over a year with no indication of when it would re-start. After over a year, Bayview received notification from the Client in Fall 2021 that the project had come back to life and abatement would have to begin immediately and be completed as quickly as possible.

With less than a weeks’ notice, Bayview’s Operations Team sprung into action by conducting internal meetings with each Department to make sure we could meet the demands of our client. Each individual department at Bayview contributes in their own way, from personnel, to safety, and purchasing. We had to quickly pull together large crews from the local union and across other ongoing projects, leverage relationships with our vendors for necessary materials, and coordinate temporary power for the project. Bayview was tasked with staffing 40-50 workers, working around the clock, to get the job done as quickly as possible.

Our crews worked 12-hour days, 7-days a week, and sacrificed time with their families to help us get the job done. The work was very complicated and involved several containments on multiple floors to abate asbestos-containing fireproofing, drywall, floor tile/mastic, and PCB-caulking.

The project was a success due to diligent oversight from our Superintendent (Erick Ledesma), General Foreman (Roberto Flores), and the hard work of our Laborers and Vendors. This was an extremely challenging project that was to be completed on an expedited timeline and couldn’t have been done without everyone coming together as a team, including FERMA and Level 10. Hopefully this will show our clients the advantage of using Bayview over any other abatement contractor and will lead to more work on the City View project and other projects in the future.
