Project Summary
Bayview Demolition Services was contracted for the repositioning and seismic retrofit of 657 and 667 Mission Street, performing complete interior demolition of all non-structural components to return the buildings to shell. Bayview then executed hard and structural demolition for seismic upgrades, including slab-on-grade removal, demolition of footings, grade beams, basement shoring systems, topping slabs, elevators, stairs, exterior windows, storefronts, façades, slab openings for new elevators, rooftop equipment, and perimeter wall openings to join the two properties. Multiple columns and beams were chipped to expose steel for new tie-ins, and sandblasting prepared surfaces for shotcrete reinforced shear walls.
As a design-build project, sequencing and logistics were highly complex due to the property location. All demolition debris was processed inside the building and offloaded via a narrow alley using custom floor openings and a conveyer system. C&D debris diversion reporting ensured compliance with the project’s LEED requirements, showcasing Bayview’s ability to manage large-scale, technically demanding urban demolition projects.
