Project Summary
Bayview Demolition Services was contracted for the repositioning and seismic retrofit of the 657 and 667 Mission Street properties. This unique project included the complete interior demolition of all non-structural building components, taking these adjacent buildings back to shell. Once shelled out Bayview was tasked with the hard/structural demolition that was required for seismic upgrades which included the complete slab on grade removal, demolition of footings, grade beams and previously installed shoring systems from the basement level, the topping slab from the first floor, multiple elevators, stairs, exterior windows, store front and façade, slab openings on various levels for the installation of new elevators, rooftop equipment, and perimeter wall openings on every level to adjoin the two properties. Multiple columns and beams throughout the structure were required to be chipped out to expose the steel for new tie-ins. Sandblasting was also required to provide the necessary CSP for shotcrete reinforced shear walls.
As this was a design build project, the sequencing was extremely challenging as were the logistics given the property location. All of the demolition debris was processed inside the building and live load, offloaded into a narrow alley. Floor openings were required to be cut into the first-floor level of both buildings to facilitate the lowering of equipment and installation of a custom conveyer system to offload the concrete. C&D debris diversion reporting was also required to meet the project’s LEED requirements.
